    Drainage Blockages

    There have been intermittent reports of blockages to kitchen sinks. ENGIE have been called out to clear these blockages. All residents are reminded that cooking fat and food items must not be put down the sinks.

    Please do not pour cooking oil, fat or other items likely to cause blockage into sinks or flush items such as wet wipes, nappies, sanitary products etc.

    If residents experience any drain issues please report them to your RLO or call the out of hours number on 0333 121 0067.

    External works:
    Scaffold is now complete to all three blocks, however external works are ongoing therefore operatives will be accessing the scaffold on all elevations at various times.

    Whilst scaffold is in place, please ensure that you keep all windows and doors closed/locked when you are not in the property as a safety precaution. Please also inform your home insurance provider that scaffolding is in place at your property.

    Please DO NOT attempt to climb or access our scaffolding at any time! Access is strictly prohibited for residents and members of the general public. If you notice anyone trying to access our scaffolding please inform us straight away by calling your Resident Liaison Officer. To prevent scaffolding being access outside of our working hours, all access points to and from the scaffolding are closed and locked at the end of each working day. If you notice anyone on our scaffolding outside of our working hours, please contact the police immediately by calling 101.

    Concrete repairs and the installation of brick ties are complete to all three blocks. Cladding rails (which hold the cladding panels in place) are ongoing to all three blocks. Paint removal to the concrete is complete at Grasmere and Windermere and will be completed at Ambleside by the end of January 2020. Please remember to keep your windows closed during working hours.

    Renewal of the main roofs will commence in January 2020.

    Balcony works continue and will be ongoing for the coming months. Residents will receive at least 72 hours notice before we start the repairs and coatings on your balcony.

    Please ensure you remove all belongings from balconies and DO NOT hang washing as these works are messy and ENGIE cannot be held responsible for any damage that may be caused to items left on balconies.

    Window renewals:
    Window renewals have started on Grasmere from the top of the block down and are due to commence on the remaining blocks in the coming months. These works take approximately five working days to complete. During these works we will also be installing kitchen extractor fans. If you have any questions, please contact Senior RLO, Maureen Myles on 07795 645 754.

    Fire panel access door:
    We would like to remind you that the access panel behind the WC MUST remain locked at all times.

    New IRS:
    The Integrated Reception System (IRS) is the new communal TV system which runs from one aerial on the roof of each block. We have complete the core drilling and will start installing the cable shortly for the new IRS system.

    Please be reminded that once scaffold is removed your satellite dish will be removed and given back to you. These MUST NOT be re-fixed to the new cladding system as this will damage the board and void
    the warranty.

    Hidden Homes:
    This part of the scheme will provide 13 new council rented homes across the three blocks along with new concierge and TRA facilities. These new dwellings are utilising previously unused spaced under the existing blocks. Thes works are expected to be completed by September 2020 subject to SGN completing the installation of the new gas supplies.

    New TRA Facility: The new TRA facility is complete and is now in use by the TRA. There are some small items which require minor works but the facility is now fully usable. Access to the new facility is via Ilderton Road behind the Afrikiko Bar.

    For further information on use of the new hall please contact the TRA directly.

    Concierge: The temporary concierge is now set up behind Bowness House and is up and running.

    The original exit staircase at Windermere has been removed. Staircases to Ambleside and Grasmere are likely to commence in 2020. Installatioin of the new stiarcases and removal of the old ones will be noisy, however we will try to minimise this where possible. Revised entrance/exit routes will be clearly displayed.

    Reminder:
    If you have any peeling paint in the areas recently painted by ENGIE please identify these to your RLO. When the new windows are installed we will be decorating some areas around the windows. At that stage we will pick up any painting defects to your kitchen and/or bathroom.

    If you have any new cracks appearing these will also be made good during the decorating works following the installation of your windows. If you have any concerns over cracking please contact your allocated RLO.

    Please DO NOT park in front of the site gates as access is needed for emergencies 24 hours a day.

    ENGIE are responsible for any defects which may appear within your property within 12 months of completion of the internal works. At the end of this period you will be contacted by Southwark Council to advise of any defects experienced. Any defects causing damage to the property such as a leak or something you feel may pose a risk should be reported to the site team immediately and if required we will arrange to have the defect rectified. Minor defects in walls, floors, ceilings and any installed elements not posing a health and safety risk will be rectified after the 12 month defect period.

    In the unlikely event that you have a leak, please contact the site team during office hours or use our out of hours number in an emergency, 0333 121 0067.


    Tustin Community Association (TCA)

    Tustin Community Association, the Tenants and Residents Association for all residents on the Tustin Estate has been meeting regularly with the Council Major Works Team and ENGIE, their contractors, during the building works in the towers. We have raised many residents' concerns with the Council and the contractor, and are monitoring the work of the contractor to try and minimise the disruption to residents. We have waited a long time for the works to the three towers, and want to make sure that the work is done well, and residents' needs are taken into account during the works. We look forward to seeing the works progress in 2020, to give us the high quality homes we all want.

    Securing Scaffold
    The TCA has raised issues with ENGIE to make sure the scaffold boards and netting are secure during high winds. We have also raised concerns about the security of the scaffold and making sure all doors to and from the scaffold are secured when there are no ENGIE staff on site.

    ENGIE Resident Liaison Officers working on Tustin
    The TCA has raised the limited number of Resident Liaison Officers working on Tustin Towers during the works. This newsletter includes details of new staff working for ENGIE at Tustin. We welcome the increase in staffing and will continue to monitor whether there are enough ENGIE staff for the work needed.

    New TRA Hall
    The TRA Hall is now ready for use. The TRA moved in before Christmas and it is now available to hold meetings there. The main room will be extended when the scaffold comes down and there is more room to build an extension. We hope this will be ready by the middle of summer 2020.

    We are currently sourcing replacements and will advise you when new staff have joined the team.

You may have noticed that as the scaffolding is being erected balcony protection has been installed which will help increase security. Please also inform your home insurance provider that scaffolding is in place at your property.

Paint removal to the concrete is complete a Grasmere and Windermere and should be completed at Ambleside my mid December 2019. Please remember to keep your windows closed during working hours.

    All residents will receive 72 hours notice in writing before we carry out removal of the glass panel to your balcony. On the day of the works we will place a notice on your patio doors. Please ensure you
    remove all belongings from balconies and DO NOT hang washing as these works are messy and ENGIE cannot be held responsible for any damage that may be caused to items left on balconies.

    The handrail for the new balcony is stainless steel and the new glass to the front is clear toughened. The sides will be constructed with a solid grey cladding panel.

    New water main pipes
    The TCA is aware that some of the new water main pipes in each flat do not have insulation fitted on the pipe. If your pipe is not insulated, the cold water in the pipe can cause condensation on the pipe and water to drip inside the flat. If you have this in your flat, please report it to ENGIE to make sure the insulation work can be completed.

    ENGIE Resident Liaison Officers
    The TCA has raised the limited number of Resident Liaison Officers working on the Tustin Towers during the works. ENGIE has told us that they are recruiting new staff now and they will be in place before the window installation works start across the three tower blocks early next year. We will continue to monitor whether there are enough ENGIE staff for the work needed.

    New TRA Hall
    We are looking forward to using the new TRA Hall which is about to be handed over to the TRA. This will give residents at Tustin the opportunity to meet together and the TRA to provide a variety of different community activities.

    Temporary conciere space
    The works to provide temporary space for the concierge that was previously housed in Grasmere, is now
    complete. This should mean the service that residents need from the concierge can be provided until the
    works are completed from an office next to the ENGIE site compound.

    Notice for residents before there are works on their balconies
    Notice for residents before there are works on their balconies The TCA was concerned that not all residents had been given the required 72 hours notice of work to their balconies, which includes removing the front of the balcony and drilling holes for the new communal television system (IRS), that will have a communal dish on the roof of each block. The contractors have assured the TCA that the system in place will now mean all residents are given the notice required for works. Please let the TCA know if works start on your balcony without three days notice being given.

    Apprenticeship Opportunities for Tustin Residents
    The TCA are pleased that some residents from the Tustin Estate have completed the first stage of their apprenticeship training through ENGIE. We want to make sure that estate residents get maximum opportunities from the work that is happening in our local area, and will be pushing the Council and ENGIE to advertise widely the next apprenticeship courses for Tustin residents when they start.

    As part of our ongoing partnership with our client, Southwark Borough Council, ENGIE is delivering social value initiatives across the borough and ENGIE’s Community Impact Manager, Patrick Warren, has been working closely with support services and agencies to identify opportunities to strengthen and improve outcomes for local communities.

    During the school holidays, ENGIE delivers a range of family friendly events to engage the local community and provide free, fun activities for children and, in October, hosted three days of Halloween themed events in the borough.

    During the October half term school holidays, Patrick and the ENGIE Community Impact Team visited various sites in Southwark to deliver some Halloween themed activities for young families. Residents
    from the estates we are working on at Chilton Grove, Tustin Estate, Meeting House Lane and Damory & Thaxted joined in with the spooky celebrations, which included a monster mash of music, pumpkin carving
    and lots of sweet treats.

    Residents from across the borough were invited to join in by designing their own pumpkins, which were then carved by the ENGIE site team. The event was very well received with more than 50 pumpkins carved and handed out to residents!

    We’re pleased to announce that six residents from the Tustin Estate have taken up the training and
    apprenticeships opportunity and have now started their training with ENGIE.

    They have already undertaken essential pre-employment and health and safety training as well as sitting their CSCS test.

    The six residents will undergo a further week of practical training before being placed with a member of our supply chain to gain valuable on site work experience.

You may have noticed that as the scaffolding is being erected balcony protection has been installed which will help increase security. Please also inform your home insurance provider that scaffolding is in place at your property.

    We are continuing to work Saturdays (8am-3pm) to progress the erection of the scaffold. We would like to thank residents and the TRA for agreeing to these extended working hours.

    Once scaffold is completed to every four floors this will be handed over. Concrete repairs and the installation of brick ties has commenced. We have now started to install cladding rails (which hold the cladding panels in place) to all three blocks, these enabling works will last approximately nine months.

    Further to the note left on your balcony door stating when ENGIE will be working within the vicinity of your property, please ensure you remove all belongings from balconies and DO NOT hang washing as these works are messy and ENGIE cannot be held responsible for any damage that may be caused to items left on balconies.

    Bathroom and toilet ventilation:
    The works comprise removal of the existing ceiling vents within bathrooms and WCs, cleaning of the duct work in the ceiling and the fitting of new fireproof ventilation units on a backing board. Works to Grasmere and Ambleside have started and will be moving onto Windermere next.

    New IRS:
    We have now issued a final reminder to all residents who have not confirmed their current TV provider.

    If you have received this final reminder please contact your RLO immediately to confirm your current TV provider. Whilst scaffolding is in place, your satellite dish will be relocated onto the scaffold where you may incur an interrupted signal, however this may take up to three days to complete, we would appreciate your patience whilst this is done.

    Please be reminded that once scaffold is removed satellite dishes will be removed and MUST NOT be re-fixed to the new cladding system. This will damage the board and void the warranty.

    Hidden Homes:
    This part of the scheme will provide 13 new council rented homes across the three blocks along with new
    concierge and TRA facilities. These new dwellings are utilising the previously unused space under the blocks. Works are currently progressing.

    The new TRA facilities is ongoing and we are awaiting detailed drawings to agree internal finishes.

    The temporary concierge is now set up behind Bowness House and will be up and running from 30th September.

    The temporary staircases are now complete in Ambleside and Windermere. Letters have been sent showing the new exit routes. The temporary ramp access for Grasmere is now also in use for access to and from the block.

    The new staircase works will be noisy and are likely to take up to five weeks. Revised entrance/exit routes will be clearly displayed.

    Reminder:
    If you have any peeling paint in the areas recently painted by ENGIE please identify these to your RLO. When the new windows are installed we will be decorating some areas around the windows. At that stage we will pick up any painting defects to your kitchen and/or bathroom.

    We have also received reports of minor cracking appearing as a result of the external works. If you have any new cracks appearing these will also be made good during the decorating works following the installation of your windows. If you have any concerns over cracking please contact your RLO and we will arrange an inspection.


    Maintenance periods

    ENGIE are responsible for any defects which may appear within your property within 12 months of completion of the internal works. At the end of this period you will be contacted by Southwark Council to advise of any defects experienced. Any defects causing damage to the property such as a leak or something you feel may pose a risk should be reported to the site team immediately and if required we will arrange to have the defect rectified. Minor defects in walls, floors, ceilings and any installed elements not posing a health and safety risk will be rectified after the 12 month defect period.


    Tustin Community Association (TCA)

    Tustin Community Association, the Tenants and Residents Association for all residents on Tustin Estate has been meeting regularly with the Council Major Works Team and ENGIE, their contractors, during the building works in the towers. We have raised many residents’ concerns with the Council and the ontractor, and are monitoring the work of the contractor to try to minimise the disruption to residents. We have waited a long time for the works to the three towers, and want to make sure that the work is done well, and residents’ needs are taken into account during the works.

    New Tenants and Residents Association Hall and meeting space
    We are looking forward to moving into the new TRA Hall that should be available for residents across the estate before the end of the year. It will have several rooms, so we can hold meetings for residents on the estate, with smaller meeting rooms that we hope to use as an IT training suite. The new RA Hall will be on the ground floor of Windermere, between the block and the Afrikiko Bar.

    Drainage
    The TCA have raised issues with the slow draining of water in some of the tower blocks, after the kitchen and plumbing works have been completed. ENGIE are monitoring individual issues and will be cleaning through all of the drainage on the block by drilling any deposits out of the drainage pipes. This work will take pace when the scaff old has reached roof level and new roofs have been put in place on all blocks.

    Apprenticeship Opportunities for Tustin Residents
    The TCA will be monitoring the apprenticeships off ered by ENGIE as part of the work they are doing on the estate. We want to make sure that estate residents get maximum opportunity from the work that is happening in our local area.
