ENGIE is working with Southwark to deliver their Chilton Grove refurbishment and new build development project, which includes the construction of 44 new properties on top of an existing building. Start date is yet to be announced but the project is expected to finish three years after the works have begun.

Chilton Grove in Southwark, will benefit from ENGIE's services and experience as we ensure to undergo a series of refurbishment and new build works to the area.

What benefits can Chilton Grove and local residents expect:

  • Refurbishment of the existing building including overcladding to the whole building
  • Construction of 44 new properties on top of an existing building
  • Concrete repairs, window renewal, and more
  • External decorations, and landscaping
  • Experienced Resident Liaison Officers (RLOs) to support you during the works


Benefits to residents

  • Improved thermal performance of the existing block as a result of energy efficiency works - allowing savings to residents on their energy bills and increasing the comfort of homes to help keep residents healthy and comfortable
  • Increased access to affordable housing, helping to keep families and communities together
  • Residents can remain in their homes throughout
  • By adding mass above existing buildings, the heat will be retained for longer periods of time in the existing building, saving residents money on their energy bills
  • Potential to explore solutions that increase resident support. For example, enabling existing residents the chance to move into one of the new roof top homes

    COVID-19 IMPORTANT UPDATE


    Further to the letter sent to you from Southwark Council in March, ENGIE has taken the decision, in conjunction with Southwark Council, to temporarily stop all major works on sites to reduce the potential risks to residents and to comply with the official guidance regarding non-essential works.

    This decision follows the advice given by the government on restricting non-essential works activity in light of the situation with the COVID-19 (Coronavirus).

    The ENGIE site team are carrying out regular site checks and will be ensuring that all statutory safety requirements, emergency and security requirements are in place to ensure minimal impact and inconvenience for residents while the site is temporarily closed.

    ENGIE will also still be providing it's out of hours emergency service, related to any urgent repair on works we have carried out recently. If you need to report an emergency please call us on 0333 121 0067.

    Works updates


    Works ongoing before the site was closed:

    • Asbestos removal is progressing well
    • We are continually reviewing the programme to ensure the scheme is delivered efficiently
    • Concrete repairs including jet washing to the last few areas will be completed as soon as access becomes available
    • Installation of cable trays to soffits of the communal walkways are progressing well
    • Installation of our new design to the hoarding is almost complete
    • Sewer/drainage works on Block B have been completed
    • Ongoing inspections are being undertaken by the project Clerk of Works and the Building Control officer
    What will happen once we re-open the site:

    • Stripping the existing roof covering in located areas in preparation for the installation of new steelwork at both blocks
    • Remaining permanent hoarding will be erected on Block B
    • Steel erection will take place on Block A
    • Hoists will be installed

    • Pilot windows have been installed and are under final review - Window samples are available in the site office if you would like to come and take a look
    • Ground floor slab for the new build...

    • Scaffold erection to the existing building is now complete
    • We are continually reviewing the programme to ensure the scheme is delivered efficiently
    • Piling works to both blocks are complete
    • Concrete repairs including jet washing to the last few areas will be completed as soon as access becomes available
    • Pilot windows have been installed and are under final review - Window samples are available in the site office if you would like to come and take a look
    • Ground floor slab for the new build tower is now complete at both blocks
    • Water diversion works are complete at both blocks. The existing rooftop tanks and their enclosure have also been removed
    • Block B drainage diversion works are progressing well and over 75% complete
    • The crane for Block B has been delivered, erected and is now operational
    • Ongoing inspections are being undertaken by the project Clerk of Works and the Building Control officer
    • Incoming service ducts are being installed to the underground pumping stations to both blocks
    • Stitch drilling is almost complete - this is to enable installation of steel columns for new the lift
    • Installation of cable trays to soffits of the communal walkways

    Please do not flush cooking oil, fat or other items likely to cause blockage into sinks and drains such as wet wipes, nappies, sanitary products etc.

    Extensive drainage works have been carried out and some repairs are ongoing. If residents experience any drain issues please report them to the RLO, Leanne or call the out of hours emergency number on 0333 121 0067.

    Following comments from residents we have listed some of our actions in response below;

    Resident respite
    In response to some concerns raised regarding the location of our resident respite we have set up an additional respite area further away from the works.

    Signage
    We have improved the number and size of our temporary signage around the blocks to help with deliveries, refuge disposal etc.

    Lighting
    We have installed additional lighting to communal areas and the garage areas and we will continue to monitor this as we come into the winter months.

    Resident communication
    A communication strategy has been agreed with...

    Following comments from residents we have listed some of our actions in response below;

    Extensive drainage works have been carried out and some repairs are ongoing. If residents experience any drain issues please report them to the RLO, Leanne or call the out of hours number 0333 121 0067.

    Waste disposal
    Residents are reminded to be mindful of disposing used cooking oil down the sink.

    Skip day
    We recently held a successful free skip day for residents to dispose of any unwanted household items and we are planning to host another in the next few weeks - we'll keep you posted.
